So how does it all work? Well, we’re actually mostly interested in how you operate.

We start with questioning what your typical day might look like. How you go about your day? What appeals to you? What do you like to do? How would you like to live?

And so the design of your home, the physical space that surrounds you, basically starts with a conversation – it’s an active dialogue that questions and understands your needs. Through an iterative process of creation and resolution, great design provides a built solution to both your needs and your aspirations.

We start with listening to what your favourite things are, all the things that you like to do. And the way you like to do things. If you’re a morning person or a night person, a dog person or a cat person. We’re all different and the way we design celebrates the beauty of our differences. This creates what is commonly called a ‘brief’ or a ‘basis of design’ – we help you to articulate what a properly designed house can create for you. This can also ‘evolve’ and so can be a kind of ‘working document’ as we help you continue to uncover what will suit you.

Ten steps to your new home

A4HTM uses a 64-week baseline program to establish our projects, effectively being the summation of each of “ten steps”, with a stage-gate handover in between each step. Of course it varies slightly project to project, with some projects requiring a town planning set. Others can face delays due to a number of elements such as weather, contractor availability and material lead times. When you hire an architect, they act as a guide through every stage of this process.

Through a series of ‘stage gates’ or ‘milestones’ we create drawings, models and images for you – starting with more ‘sketchy’ concepts and moving towards a set of construction documents that can be provided to builders. This iterative process provides more detail as you go along, so moving from larger concepts such as how the building might sit on the site through to the details of things like tapware and finishes.

Introduction, meet and greet, site and brief.

Preliminary site investigations, tests, surveys and spatial investigations.

3. Concept and sketch design

The original diagrams and spatial arrangements. These are usually schematic (low level detail).

The key drawing set of plans, elevations, sections and site plans are formed.

5. Detailed design

The drawing set is resolved to greater levels of detail, including the additional elements such as finishes, fittings, window types and comparing the design to codes and regulations such as the NCC.

The construction set is developed and issued for a building permit.

The set is then issued for builders to price and the builder is contracted.

8. building stage 1

The main structure of the slab and footings are poured. construction materials for later stages are arriving on site.

9. building stage 2

Walls, windows, doors and external elements are installed to allow the building to lock up.

10. building stage 3: practical completion

Over this period, the building is practically completed. Here, services and finishes are installed.

our delivery

To do this, we create a “digital twin” of your home – we model your site and home in three dimensions. This is used as a tool to talk through the house design with you, to help you visualise the house along the way so that there’s no surprises. And it also helps with things like communicating the design with local Council. For us, architecture is 80% about communication. Ultimately we communicate those first ‘napkin sketches’ right through to the napkins sitting on your new dining table.
